A meeting was held on May 20, 2009 at Chatham Acres. The meeting opened at 6:35pm. Members present were Patricia Dufour, Monica Kangley, Ann McLaughlin, Jo Ann Ewing, Tom Denman, Judie Bobbi and Town Council liaison, Sue Weintraub. One tenant was in attendance.
Chairman Dufour welcomed new member Tom Denman.
Minutes: A motion was made by Ms. Ewing to accept the minutes of April 17th. Ms. Kangley seconded. Vote was unanimous.
Bills and Communication:
Letter from the Town Manager informing the Housing Authority that Tom Denman was appointed.
State Treasurer sent letter regarding the STIF account policy change. The change expands the range of allowable securities to include those issued by other entities that may be guaranteed or insured by the U.S. government or federal agencies under recently implemented programs to support credit markets, such as FDIC’s Temporary Liquidity Guarantee Program.
We received a notice from our Auditor Buel CPA along with a package of information to compile ahead of time.
Cash Report: Ms. Bobbi presented the cash report for April 2009. Ms. McLaughlin made a motion to approve the report. Ms. Ewing seconded. Vote was unanimous.
Old Business and New Business:
Ms. Kangley would like a spot on the Agenda for Tenant concerns. It will be noted in our monthly newsletter “Chatwood News”, that any tenant concerns be put in writing and given to Ms. Kangley to bring to the board meeting for discussion or a tenant can come to the meeting themselves. A note will be on the bulletin board who the Tenant Commissioner is and their duty is to bring tenant questions before the Board.
ITN Central CT, a new transportation program, did a presentation at the Senior Center recently. Ms. Ewing gave a summary of the program.
The tenants have requested that the Bellwood Community Room be left unlocked 24/7. A motion was made by Ms. McLaughlin that a letter be sent to all Bellwood Court tenants stating that for the safety of all tenants, since times have changed, the door will be kept locked at night. Ms. Ewing seconded. Vote was unanimous.
Ms. Bobbi reported that Alarm testing has been done at each project and all were in good working order.
The semi annual water line flushing was done at Chatham Acres on May 6th. Inspection of apartments has begun. Ms. Bobbi has finished with Bellwood Court and all were satisfactory. Chatham Acres will be done on May 26th.
Ms. Bobbi reported that after the election of officers that new bank cards should be signed and the STIF investor form updated.
Ms. Bobbi reported the Quarterly Report for the 1st quarter has been sent out to CHFA and DECD and reports are available to any commissioner who want a copy.
Ms. Bobbi reported that the Senior Housing Survey had a response of about 250 returns and only about 6 were negative. Board members will have a workshop to go over the surveys and discuss the next step on June 3rd at 1pm at Chatham Acres.

Motion was made by Ms. McLaughlin to nominate Ms. Dufour for Chairman. Mr. Denman seconded.
Motion was made by Ms. Kangley to nominate Ms. Ewing for Vice Chairman. Ms. McLaughlin seconded.
Motion was made by Ms. Ewing to nominate Ms. Kangley for Secretary. Ms. McLaughlin seconded.
Motion was made by Ms. Kangley to nominate Ms. McLaughlin for Treasurer. Ms. Ewing seconded.
Motion was made by Ms. Kangley to nominate Mr. Denman for Assist. Treasurer. Ms McLaughlin seconded.
Elections will take place at the Annual Meeting to be held June 17th at Angelico’s Lake House at 6pm.
Adjournment: Motion was made by Ms. McLaughlin to adjourn at 7:50pm. Ms. Kangley seconded.
